The order matters. Soot is acidic and keeps etching metal, glass, and finished surfaces for as long as it sits, so time works against you on a fire loss the same way it does on a water loss. Drying has to run alongside soot removal, because firefighting water in a Yuma summer feeds mold within a couple of days.

The sequence we follow:

• Emergency board-up and tarp: We secure openings and cover the roof the same day, so weather, dust, and foot traffic stay out. Insurers expect this step, and skipping it can complicate the claim.
• Water extraction and drying: Firefighting water gets extracted and the structure dried with air movers and commercial dehumidifiers, on the same 3 to 7 day cycle as any water loss.
• Soot and smoke removal: Different fuels leave different residues. A kitchen protein fire leaves a thin greasy film with a strong odor. Burning synthetics leave a dry black smoke that smears. Each needs a different cleaning method, and the wrong one drives the residue in.
• Odor neutralization: Thermal fogging or hydroxyl generators, run after the source material is removed. Odor that comes back is odor whose source was painted over instead of taken out.
• Content cleaning: We inventory, pack out, and clean salvageable belongings off site while the structure is being worked.
• Reconstruction: We rebuild what came out, from framing and drywall through paint, flooring, and cabinetry.

Why Yuma fires start where they do:

Two causes show up more here than in most of the country. Dry, dusty air packs lint into dryer vents faster than a humid climate does, and low humidity makes that lint easier to ignite. Nationally the NFPA attributes about 15,970 home fires a year to dryers and washing machines, 92 percent of those involving the dryer, and failure to clean is the leading cause.

The second is electrical. Sustained heat dries out and embrittles wire insulation, and repeated expansion and contraction loosens connections that then arc. Add the dust that collects inside a panel out here, and an older Yuma home carries more electrical fire risk than its age alone would suggest. An air conditioner running near-continuously from May through September puts the same kind of wear on motors and capacitors.

Do not clean soot yourself while you wait on us. Wiping it usually sets the stain permanently and turns a cleanable surface into one that has to be replaced.
