Rural Property, Septic, and Well Water

Most of Wellton and the land around it sits outside municipal utilities. That means septic instead of city sewer, and in many cases a well instead of a metered connection. Both change what a water loss looks like and how you stop it.

The Wellton-Mohawk Irrigation and Drainage District has delivered Colorado River water to this valley since the early 1950s, diverted at Imperial Dam and carried down the Gila Canal. On farm property, that usually shows up in the outbuildings first: shops, pump houses, and equipment sheds with slab floors and no climate control. Those are worth walking after any wet stretch, because nobody notices a problem in a building they only enter twice a month.

Flash Flooding Along the I-8 Corridor

Wellton is the largest town between Gila Bend and Yuma, and this stretch of I-8 takes the same monsoon storms that close the highway. On August 25, 2025, Tacna, just east of Wellton, recorded roughly 1.9 inches in a single hour, close to half of what this area gets in a normal year. That same system brought a dust storm ahead of it with 50 to 65 mph winds that knocked down power poles along I-8.

Storms that size fill the washes and put water into anything sitting low. There is very little elevation out here to carry it away.

Yes. Shops, pump houses, equipment storage, and outbuildings, along with houses. Uninsulated slab buildings dry differently than a finished house and we scope them accordingly.

Is monsoon flood damage covered by my homeowners policy?

Generally not. Standard Arizona homeowners policies exclude flooding, including runoff and ground-level pooling. That needs separate flood coverage. A burst pipe or a failed appliance inside the house is a different matter and is normally covered.
