Irrigation, Canals, and Ground Moisture
Farm irrigation in the Yuma Valley is delivered by canal, and a lot of Somerton housing sits close to those laterals. Steady nearby irrigation keeps ground moisture higher than it would be out in open desert, and in slab homes that shows up as damp slab edges, white efflorescence on the concrete, and flooring adhesive that lets go along an exterior wall.
On its own that is a maintenance issue rather than an emergency. It matters after a loss, though, because a slab already carrying moisture from below takes longer to bring down. Drying it on a standard timeline leaves the floor wet under brand new material, which is how a repaired home ends up with a mold problem six months later.
We take readings from the slab, not just the air, and we do not close a floor until the numbers say it is dry.
