The Empty-House Problem

A supply line that fails in an occupied house is a bad afternoon. The same failure in a house that has been closed since April is a different job entirely. Water runs until something stops it, and in a sealed home that usually means until the meter gets read or a neighbor notices something. We regularly walk into homes where a washing machine connector let go in May and the owner opened the door in October.

By that point the water is the smaller half of the problem. Five months in Yuma summer heat with no air conditioning running turns the whole structure into a mold incubator, and the scope shifts from drying to remediation and rebuild.

If you are coming back to a house that smells wrong, do not run the AC and do not start opening things up. Call us and let us look before the air handler distributes it through every room.

Before You Close the House for the Summer

Most of what we see out here was preventable in about twenty minutes:

  • Shut the main water off: The single highest-value thing on this list. If there is no pressure in the lines, a failed connector is a drip instead of a flood.
  • Disconnect the washing machine hoses: Braided supply lines are the most common summer failure we respond to.
  • Set the water heater to vacation, or drain it: Yuma’s hard water is hard on tanks, and a tank that fails while you are gone empties into the house.
  • Service and cover the swamp cooler: Roof-mounted units leak straight into the ceiling, and a standing reservoir grows mold all summer.
  • Do not shut the AC off completely: Leave it set high, around 85. That keeps indoor heat and humidity below the point where mold takes hold and finishes off adhesives and electronics.
  • Have someone walk through monthly: A neighbor, a property manager, anyone. Almost every long-run loss we see would have been a small job if someone had opened the door in June.

RV Resorts and Park Models

The Foothills is built around large 55-plus RV and park-model resorts along the I-8 corridor between Foothills Boulevard and Fortuna Road. Park models and manufactured homes take water differently than a stick-built slab house.

The floor is a sandwich rather than a slab: decking, insulation, and a belly wrap underneath. Water that gets into that assembly has nowhere to drain and almost no airflow to dry it, so it sits against the decking and rots it from below while the surface looks fine. It has to be opened from underneath, not just dried from above. Anyone who tells you they can dry a park-model floor with fans alone has not opened one up.

Caught months later, the decking is usually gone and has to be replaced. We will tell you which one you have before you commit to anything.

Should I leave the water on for a summer property check?

No. Have whoever checks the house turn the main on, run taps briefly, then shut it back off before they leave. Leaving lines pressurized for four months with nobody home is how the losses we described above start.
