The Test Every Adjuster Applies: Sudden vs. Gradual
Arizona homeowners policies do not insure mold as its own category. They insure perils, and mold is treated as a consequence of whichever peril caused it. If the underlying event is covered, the resulting mold usually is. If the underlying event is excluded, the mold is excluded along with it.
Sudden and accidental events that are normally covered:
- A supply line, water heater, or washing machine hose that fails without warning
- A pipe that bursts
- A wind-driven roof leak during a monsoon storm
- Water used to put out a fire
- An appliance that overflows because it malfunctioned
Gradual problems that are normally excluded:
- A slow leak under a sink or behind a wall that ran for weeks or months
- Humidity from an evaporative cooler or a poorly ventilated bathroom

That sublimit is a specific dollar figure written into your policy, usually under a heading like “Limited Fungi, Wet or Dry Rot, or Bacteria Coverage.” It is worth finding today rather than during a loss. Some carriers sell a higher limit as an endorsement for a modest premium increase, and in a market where swamp coolers and slab moisture make mold a live risk, that can be worth the money.
Two things the sublimit does not cover: the cost of fixing whatever leaked in the first place, and cosmetic work beyond restoring the affected area.
Monsoon Flooding Is a Separate Question Entirely
If the water came in from outside at ground level, you are no longer in homeowners territory. Arizona homeowners policies exclude flooding, and that exclusion covers storm runoff and ground-level pooling, not just rivers overtopping their banks.

This catches people out because the mold looks identical either way. The wall does not know where the water came from. The policy does.
What to Do in the First 48 Hours
Mold can establish within 24 to 48 hours of water exposure, and Yuma’s heat shortens that window rather than extending it. What you do in the first two days shapes both the damage and the claim.
- Stop the water source if you can do it safely. This is the one action to take before documenting.
- Photograph everything before you touch it. The mold, the water source, the affected materials, and wide shots showing the room. Video beats stills.
- Write down the date and time you discovered it, and what you did next. Adjusters ask.
- Report it promptly. A delay of weeks gives the carrier an argument that the damage grew because you waited.
- Do not clean it yourself. Beyond removing the evidence, disturbing mold without containment spreads spores through the rest of the house.
- Get a professional assessment so the scope in your claim reflects the real extent, including what is inside the wall.
